Step 3

Your housing counselor will work alongside you to consider your options and will advocate on your behalf with your lender.

Step 4
RESOLVE

There are many ways to resolve or prevent foreclosure. We're with you every step of the way, until your case is resolved and you're back on track.

How do I know if I am Eligible?

HUD-certified Housing Counseling is available for free to all New Mexico homeowners. To qualify for Housing Counseling, you must be listed on the property’s mortgage, and the home must be your primary residence. If you meet certain income requirements, you may also qualify for free legal representation by one of our staff lawyers.

    Francisco's Story

For many years, my grandparents’ home was a family refuge — a place of comfort where we gathered to celebrate countless holidays, birthdays, velorios, and fiestas.

About 20 years ago, my grandparents entered into a reverse mortgage on the home, in hopes of using the money to help support their family. My grandmother died in 2020 as the pandemic raged, and it fell to me, one of her only remaining heirs, to repay the debt within 90 days or lose the home.

A lifelong friend advised me to call USBC. Right away, Sandi made me feel as though I had found some shelter from the storm. She worked with me to gather the documents I needed to qualify for assistance, and the amazing team of housing counselors and attorneys at USBC jumped into action. With their help, a nightmare soon became a dream come true. They helped me save my grandparents’ home and ensure my family’s stability for years to come.

    José and Flora's Story

“My father, José, and I purchased a home for our family in 2019. When the COVID-19 pandemic began just months later, our financial situation changed overnight, and we found ourselves facing foreclosure. We tried to represent ourselves in court, but we realized we needed help. USBC’s legal team helped us every step of the way, representing us in court and guiding us through the loan reinstatement process. They helped me understand how much money we needed to save to keep our home, and I couldn’t be more grateful. Now we can put this chapter of our lives behind us and once again feel the pride and security of home ownership.”

    Al's Story

“Sometimes life throws you curveballs. I went through an expensive divorce and had a workplace injury, and I could no longer afford my monthly mortgage payment. I needed help. I called USBC, and I’m so glad I did. Their attorneys worked out a settlement with my lender so I could walk away from my home debt-free. But their support didn’t stop there. They helped me sell my redemption right for $51,000, which allowed me to rent an apartment and make a new start.”

    Lisa's Story

“The mortgage on my childhood home was transferred to my name after my father died, and the payments were just too much. I knew it would only be a matter of time before the bank foreclosed. I didn’t know what to do, and I was praying up a storm. I couldn’t sleep at night because of the stress and anxiety. And then I found USBC. Because I reached out to them early on, I was able to participate in the court’s Foreclosure Settlement Program and negotiate a settlement. I wouldn’t have known what to do without USBC’s help. I want people to know that no matter how hard the situation is, it’s worth the effort to reach out.”
